The proposal removes the current Palace Street Building which is a blight within the conservation area. It will be replaced with a beautiful new purpose-built building with 43 additional bedrooms and dedicated staff facilities. With a subtle palette of cream and warm rough-cut gault brickwork, slate tiled roofing and stone detailing, we have created a striking building, which is deferential to its much elder sister, but will have a presence on the street as a beautiful new building.

3DReid have undertaken architecture and interior designs for the Rutland Arms Hotel, Newmarket. The scheme includes refurbishment of an 1815 listed High Street hotel building and demolition of the tired 1970’s Palace Street annexe, to be replaced with a brand new building.
The architectural proposals for the old High Street building reconfigure the space to celebrate the newly landscaped central courtyard with minimal architectural interventions. The interiors will be gently restored to celebrate the beautiful original features, giving them a new sense of purpose by marrying them with new fabrics and furniture.
