This 70,000 ft2 6-storey building was designed to respect the scale and character of the World Heritage Site and New Town Conservation Area while establishing a clear, contemporary identity to showcase the Primark brand. As a flagship store for a leading retailer, the building provides Edinburgh with a much needed catalyst for the retail-led regeneration of Princes Street.

Innovations & added value

The proposal restores the historic footprint of the site, and provides active frontage to both Princes Street and Rose Street. The plan has been shaped around a clear, central route to promote footfall through the building from Princes Street to Rose Street to increase the value of the surrounding sales areas.

The public have access to the upper levels of the building, which command spectacular and iconic views across Waverley Valley to Edinburgh Castle. The development has been described as a ‘real piece of city’ rather than ‘just another shop’ on Princes Street.
