We are delighted to announce that Rosebery House has been named a finalist in the 2026 Scottish Design Awards under the Future Building or Project category.
Representing a transformational, future-focused workplace in the heart of Edinburgh’s Haymarket district, Rosebery House sets a new benchmark for environmentally driven, human-centred commercial development.
With technical design underway, the project reflects AVIVA Investors’ ambition to deliver a best-in-class office environment that balances the evolving needs of modern occupiers with the city’s rigorous sustainability goals.

Architecturally, the building establishes a sophisticated edge to the adjacent UNESCO World Heritage Site. By referencing the classical language of the New Town through articulated stone-like reveals and half-round pilasters, the design achieves a presence that is both contemporary and contextually rooted.
Performance is at the project’s core. Designed to achieve Net Zero Carbon in Operation Ready, the building targets BREEAM Excellent and a pathway to WELL Platinum certifications. Its holistic approach combines passive design—such as optimized shading and façade geometry—with advanced all-electric systems and air-source heat pumps. Beyond its technical efficiency, Rosebery House champions occupant wellbeing with generous, flexible, light-filled floorplates, extensive green roofs, and a stunning shared pavilion overlooking Edinburgh Castle and the Pentlands to the South.
