New Acres is a major Build to Rent-led regeneration scheme in Wandsworth, London. The scheme transforms two former retail sites into one of the capital’s largest purpose-built rental communities.

Delivered by Vistry Partnerships for Legal & General, our site, over five new buildings, delivers 480 new homes, more than 15,000 sq ft of mixed-use space, retail, office and community uses. The residential buildings have active commercial units at ground and the development is designed to be car-free, permitting access only to blue badge holders, while encouraging eco-friendly commuting with exclusive cycle storage. The existing public realm has been dramatically improved, providing new play areas, communal spaces, alongside new landscaping and a civic square outside a proposed new station entrance to Wandsworth Town.

Our site sits to the South East of the full masterplan scheme, between the railway line and Swandon Way (A217). Ranging from 5 to 9 stories, we delivered the 5 buildings from Stage 4 to their completion in December 2024.

The scheme will contribute to the regeneration of the Docklands area and the investment from Newham Council promising a myriad of advantages for the community, ranging from the creation of new residences to the development of enhanced public spaces and amenities.

“This significant, mixed-use project will play an important role in providing additional housing choice for the local community. The Build to Rent Sector has a key role to play combatting the nation’s housing crisis, particularly in larger towns and cities, and Legal & General’s Wandsworth combined site will make a major contribution.”
