Planning approved for 3DReid’s Cardiff Masterplan

3DReid’s major mixed-use masterplan for The Embankment in Cardiff has been approved. The 10 councillors on the planning committee voted unanimously to grant outline planning permission.

Developed on behalf of Vastint UK, 3DReid’s masterplan for the 40-acre site at Dumballs Road will create up to 2,500 new homes, 54,000 m2 of business space and opportunities for leisure, hospitality and retail users, on the former industrial site.

The proposal will open up access to the riverside and reconnect the city to the bay. The urban strategy will provide much needed connections between Grangetown and Butetown through inclusion of a new cycle and footbridge across the River Taff. The plans also include considerable open space with a new riverside park and water taxi stop.

Cardiff planning officers described the proposals as ‘a welcome, well-designed and masterplanned scheme that would comprehensively redevelop and transform a strategic area of land between the City Centre and Bay’. The planning officer’s report said the ‘high quality’ scheme ‘would bring a vacant/underused [site] into beneficial use’, contributing to housing supply and delivering a ‘resource efficient and climate responsive design’ that would ‘significantly enhance’ the brownfield site.

3DReid has worked closely with Vastint UK, Cardiff Council, Turley, Planit and Stantec over the past two years to create a vision that will transform this underused area of Cardiff into a thriving new district for the city and its residents.
