YASA's new HQ completed at Bicester Motion

We are delighted to share photos of the newly completed first phase of The Ranges — a landmark masterplan for Bicester Motion. The 90,000 sq ft headquarters will become the new home of YASA, the world-leading electric motor manufacturer and subsidiary of Mercedes-Benz Group. YASA, a spin-out from the University of Oxford, will relocate several of its Oxfordshire-based teams to the site from summer 2026, following fit-out.

Located within the historic RAF Bicester site, The Ranges reimagines the former shooting range as a contemporary campus for advanced automotive and aviation technologies. 3DReid’s architectural approach blends industrial functionality with refined design, creating a carbon-efficient building that unites production, warehousing, and workspace under one roof.

The building’s orientation and form respond to its unique setting, offering uninterrupted views across the airfield and direct access to test track facilities. The design prioritises daylight, flexibility, and operational efficiency, while targeting a BREEAM Excellent rating for sustainability.

We have begun work on Phase two of The Ranges, which will deliver four additional high-specification buildings totalling 124,000 sq ft, masterplanned by 3DReid to accommodate light manufacturing, research and development, and future mobility design.

The project team includes: Client: Bicester Motion, Architect: 3DReid, Planning Consultant: Edgars, Project Manager: IKS, Quantity Surveyor: IKS, Structural Engineer: Hydrock, Landscape: Macgregor Smith, Transport Consultant: Motion, Contractor: Kier Construction

“Working on the Bicester Motion Masterplan, and subsequently the Innovation quarter now known as the Ranges has been has been a pleasure from start to finish. The client has pulled together a great team who have worked collaboratively bringing together their vision. I look forward to developing the Phase 2 design and working with Bicester Motion on other parts of their Masterplan.”
