Project Description

New Fountainbridge is a mixed use development comprising a Moxy hotel, Grade A office, 240 BTR units, small units for business, retail, social enterprise and community uses set within a public realm masterplan of pedestrian routes and green spaces which will re-connect Fountainbridge to the Union Canal. 3DReid worked collaboratively with Vastint Hospitality on the development masterplan and design of both phases.

Phase 2 residential element includes a mix of Studios, 1 bed, 2 bed & family sized 3 bed homes. The new homes designed for this scheme provide high quality living over a variety of home types that includes town houses, duplex apartments, single storey apartments and ‘penthouse’ suites that include roof top terraces.

Buildings are set within a public realm framework comprising a sequence of Terraced Streets, Civic Spaces, Courtyards and Garden Areas that are designed to provide a network of pedestrian and cycle routes to re-connect the Canal Towpath to Fountainbridge and the surrounding neighbourhoods.

Innovations & added value

This project represents the regeneration of an important city centre brownfield site which has sat empty for 10 years. We have taken the opportunity to improve connections between Fountainbridge, Merchiston and Bruntsfield to the city centre whilst energising the canal towpath and Fountainbridge itself.

Developed in close collaboration with Vastint, Edinburgh City Council and Local Community Groups, the development includes high quality landscaped spaces and routes that define a sequence of unique public and private garden spaces. This greenspace framework has been co-ordinated with adjoining developments and will act as a catalyst for a new greening initiative which aims to transform the character of the Fountainbridge Area.
