3DReid, on behalf of Mollie’s, has submitted a planning application to the City of Edinburgh Council for a new hotel and diner at Edinburgh Park.
The proposals seek permission for a 207‑bedroom hotel with ancillary facilities including a 309m² diner, bar, flexible private dining/events space, landscaping, car parking and associated infrastructure. The scheme is located north of Lochside Avenue, within the wider Edinburgh Park development and adjacent to Hermiston Gait Retail Park.
Mollie’s is a fast‑growing hotel and diner brand with a bold vision to transform travel through its distinctive value‑luxe, design‑led offering. The Edinburgh Park site will combine the diner and hotel into a single built form, appropriate to the urban location, while integrating flexible event space to maximise the offer.
The proposals respond to the evolving Parabola masterplan for Edinburgh Park, which is transforming the area into a mixed‑use cultural destination and creative campus. The hotel will support the recently approved 8,500‑seat Edinburgh Arena by providing high‑quality accommodation within walking distance of the venue, as well as dining facilities that will relieve pressure on local infrastructure.
Designed with active frontages at ground level, the scheme establishes a strong relationship with the public realm. Honest, durable materials such as brick reflect both the industrial heritage of the area and the Mollie’s brand identity, while landscaped zones create permeability for pedestrians and cyclists.
The development will deliver 90 car spaces, dedicated EV charging, and enclosed cycle parking, supporting sustainable modes of transport. Positioned within a 20‑minute neighbourhood, the hotel will serve families, students, business and leisure travellers, strengthening the local community and economy.
