Replacing the former annex building, the new 10-storey workspace sits alongside the iconic Ralph Tubbs-designed Granada HQ building and connects to the studio complex, helping to secure the future of one of Manchester’s most recognised creative districts.
Transmission challenges the conventional office model of large horizontal floorplates. Instead, the building delivers flexible vertical workspaces, allowing occupiers to connect paired floors through strategically incorporating soft spots to allow slab openings to create double-height ‘Gallery’ environments. Inspired by contemporary ways of working, these adaptable spaces support collaboration, innovation and business growth while maintaining a strong focus on wellbeing and user experience.
Transmission is complemented by Cube Space, a collection of flexible incubator studios designed for emerging businesses, creating a workplace ecosystem that supports organisations from early-stage growth through to larger SME occupiers. Together, the development provides more than 4,900m² of workspace accommodation alongside retail, hospitality and communal amenities, reinforcing Enterprise City’s vision as a centre for creative enterprise.
The design carefully responds to a series of complex site constraints, including retaining and repurposing the existing basement structure and spanning above historic canal.
Occupier wellbeing is central to the project, with secure cycle facilities, showers, external terraces and an accessible rooftop terrace providing valuable amenity space and encouraging active travel.
The building draws inspiration from the industrial brick warehouses of New York’s Meatpacking District, creating a contemporary addition that respects the character of the surrounding estate. A robust façade of brick-clad bays, black metal detailing and expansive glazing maximises daylight penetration while providing exceptional flexibility for future tenant fit-outs. The building’s core is deliberately recessed behind the primary façade, strengthening the architectural rhythm and creating a distinctive presence within the wider masterplan.
